What Sattva's Plotted Layouts Deliver

A plotted layout is judged by what surrounds the plot: the clubhouse, the roads, the drains, the power and the water. Sattva Group has registered six plotted layouts in Karnataka, and two of them, Sattva Green Groves near Nelamangala and Sattva Ekatra near Doddaballapura, publish amenity lists a buyer can read in full. This page sets those lists out by name. Sattva has not announced any amenity for Sattva Dabaspete, so every item below is a fact about an earlier project and a guide to what is worth asking about here. Sattva Ekatra is useful because amenity value depends on how often residents will use the facilities, how they are maintained, and whether the operating cost feels justified.

Sattva Green Groves, Near Nelamangala

Green Groves lies on the Tumakuru Road corridor near Nelamangala: 735 plots on 44.94 acres in Nelamangala taluk. Its amenities, as Sattva presents them on its own page for the layout, are organised around a clubhouse of 25,000 sq ft with a swimming pool.

The mix is worth reading closely. The clubhouse and the courts serve everyday living, the senior citizen zone and the play areas serve different ends of the age range, and the roads and utilities decide how the layout works in its tenth year, not only on its launch day.

Sattva Ekatra, Near Doddaballapura

Sattva Ekatra is a registered layout at Thippapura with 503 plots across 24.36 acres. Its published amenity list is long and runs to community buildings, sport, gardens and infrastructure.

Two points from Ekatra's list carry across to any layout. The clubhouse there is built after the layout's occupancy certificate and is charged on usage, so the opening date and the charges are worth asking about in any layout. And the services row, sewage treatment, drains, lighting and rainwater recharge, is the part buyers tend to ask about least and depend on most.

The land is understood to be about 100 acres at Dabaspete (Dobbaspet), Nelamangala taluk, and Sattva has not announced the layout. The amenities in the tables above belong to Green Groves and Ekatra, and they should not be read as commitments for Dabaspete.

What to Ask For on Amenities

Once Sattva announces the layout, the following questions turn a brochure list into a commitment.

  • Clubhouse. What is its built-up area, what does it contain, when does it open and what are the usage charges?
  • Phasing. Will the amenities be built in step with the plots, or after the last plot is sold? Ask for dates in the agreement.
  • Roads. What are the widths of the main and internal roads, and which will be tarred or paved at handover?
  • Drainage and sewage. Where does the stormwater go, and how is sewage treated and reused?
  • Power and water. What is the source and capacity of the electricity and water supply, and who maintains it?
  • Trees and open space. How much of the land is parks and avenue planting, and is it marked on the sanctioned layout plan?
  • EV points. Will the layout provide electric vehicle charging, and where?
  • Security. What are the gate, perimeter and monitoring arrangements?
  • Maintenance. Who maintains common areas after handover, and what are the corpus and monthly charges?

Will Sattva Dabaspete have a clubhouse and amenities?

Sattva has announced no amenities for Dabaspete. At its earlier layout Sattva Green Groves, near Nelamangala, Sattva lists a 25,000 sq ft clubhouse with a swimming pool, 9 to 12 m looped roads, underground cabling and an eco sewage treatment plant. That is a past project, so treat it as a checklist of questions to put to Sattva about Dabaspete, not as a promise.

What is Sattva Dabaspete?

Sattva Dabaspete is a plotted development that Sattva Group is understood to be planning on about 100 acres at Dabaspete (Dobbaspet), Nelamangala taluk, at the meeting of Tumakuru Road (NH 48) and the Satellite Town Ring Road. Sattva has not announced this layout, and no K-RERA registration is shown for it as at 4 October 2026. Everything else on this site about the project is either the corridor, Sattva's record in named past projects, or buyer guidance.

Is Sattva Dabaspete RERA registered?

No K-RERA registration is shown for Sattva Dabaspete as at 4 October 2026, and Sattva has announced no registration number. The official K-RERA project list is at https://rera.karnataka.gov.in/viewAllProjects?language=en. Confirm the K-RERA registration on the official K-RERA site before you pay anything, and treat any number quoted to you before Sattva announces the layout with caution.

What should I check before booking a plot at Sattva Dabaspete?

Ask for five things in writing: the K-RERA registration and its promoter, the layout approval from the planning authority, the land conversion order, the khata or e-Swathu record for your plot, and the sanctioned layout plan showing your plot number and dimensions. Read the draft sale agreement against them before you pay. No token amount should change hands until the first of these exists and you have checked it.

Is Sattva Dabaspete the same as Sattva Green Groves?

No. Sattva Green Groves is a registered layout of 735 plots on 44.94 acres near the Nelamangala toll, on the Bengaluru side of Dobbaspet. Sattva Dabaspete is a different layout at Dobbaspet itself, and Sattva has not announced it. Green Groves appears on this site only as a named past project.

Is Sattva a good builder for plots?

Sattva Group was founded in 1993, is rated CRISIL AA/Stable and ICRA AA/Stable and has registered six plotted layouts in Karnataka. Serene Life is completed, and Sattva states that Kaveri Siri Phase I sold out. As at 4 October 2026, K-RERA shows 3 complaints on Serene Life, all disposed, and none on Ekatra, while Green Groves has 4 complaints, of which 2 refund complaints of August 2026 are under enquiry.
